First of all, many thanks to the Brentwood area regulars who’ve answered questions here - we’ve learned a ton from you!

Spouse and I want to buy a place near our grandkids who live in east Brentwood, and we’re looking for suggestions on neighborhoods with townhouses or small single family houses that are walkable. Something like Westhaven would be ideal; sadly that is too far for us. We know about Lenox Park which would fit the bill, and would like a few more neighborhoods to check out when we come to visit next time.

What we’d like:
Within 20 minute drive of Owl Creek Park in East Brentwood (roughly where they live)
Within about $600K; could go higher for an exceptional neighborhood and house
Schools don’t matter to us (we recognize there will be a hit at resale)
3 BR, 2 bath is our sweet spot
Ideally 1500-2000 sq ft; probably no more than 2500 sq ft
Townhouse, or single-family house with miniscule yard.
Community feel if possible
Ability to walk for exercise every day from the house: sidewalks, or walk to paths and green space
Charm and visual appeal to the neighborhood
Would be a plus if we could find something within striking distance of Nashville areas like 12S or parks like Radnor or Percy Warner, but maybe this is unrealistic given the other criteria above

We checked the Redfin database for townhouses sold nearby over the last few years, and the bulk seem to be along Old Hickory, Nolensville Pike and near Cool Springs. In the Cool Springs area, the THs on Ashton Park and Avalon look lovely but they may be beyond our price point - and I’m not sure we can even drive through to check out the 'hood since they’re gated (so cannot cruise them on Google Maps either). Avalon is also connected to Smith Park, but many of the townhouses seem to back on to the train tracks and beyond that Wilson Pike, and some of them onto Little Harpeth West Branch (flood risk?). McKay’s Mill THs look more suburban than what we're ideally looking for, at least on Google Maps, but may be worth a visit.

Along Old Hickory there seem to be many subdivisions. Any suggestions for specific subdivisions/neighborhoods that could meet our criteria there or elsewhere would be much appreciated, as would comments on the neighborhoods I mentioned above.

you can try the townhouses along liberty pike in franklin, it'd be perfect for you cuz the ramp to 65 is only 5minutes south and then you just head east on 253 and youre at your grandkids place in 20mins, i live in this area and the fight for housing is fierce, trust me i still have battle wounds getting one a year ago.


depending on how old they are, they might want to come to you since cool springs is the nice hang out outdoor/indoor mall neighborhood
