Pahrump or Overton (Las Vegas, Mesquite: buying, living in, dangerous)

Hi I’m looking for a possible relocation and was considering Overton and the surrounding area however, I’ve noticed that Pahrump was somewhat cheaper when it came to land options.

Can anyone give me feedback between the two?

Or possibly more info on another city that I’m overlooking that may be better than these two options ?

I want to stay within Nevada but willing to consider parts of Arizona closer to Nevada. Utah although beautiful os not where I where I’m willing to relocate.

Any info and advice is appreciated.

Edit to add I was also considering Bullhead, Az as an option. Reading the threads I see Mesquite, NV but I’ve never been there whereas I’ve been to Overton, Pahrump, and Bullhead.

Kingman AZ is also fairly inexpensive. My husband lived there for a few years and loved the area for outdoor adventures. He felt much safer and happier in Kingman after living in a dangerous area of Las Vegas for a few years as a teenager.

I have some family in Pahrump and they are happy there, was very affordable for them. Water can be an issue if you are buying raw land. They do have to travel to Vegas for most medical appointments, otherwise Pahrump has most of the amenities they need to live comfortably.

The thread on Nye County here on the forum has a great deal of information on Pahrump.

I do not have any knowledge of Overton, Mesquite or Bullhead City.
