I have been perusing the tax data at 2009 Property Tax Rates & Related Data (http://www.nh.gov/revenue/munc_prop/2009.htm - broken link) and factoring that into my decision about where in NH I'd like to live. The site indicates the following:
""P" Indicates a precinct or village district tax may also be applicable. See Village District Property Tax Rate Report."
In looking at the Precint Tax Rates file, I'll take Rye as an example. It lists:
Jenness Beach 0.18
Rye Water District 0.48
Rye Beach Village 0.22
Does this chart mean everyone in the town is paying all three of these, or just portions of the town? Do I add the total tax of .982% for Rye (from the Property Tax Rates file on the site) to these to arrive at a total property tax rate of 1.862%?
I think most people might not know - and then forgot! We have someone who lives in the general area, but they haven't piped up.
I'd hazard a guess that you pay the part for the precinct in which you live, rather than paying all 3. I would guess you pay the basic rate for Rye and then add on the additional extra bit that applies. Mind you, I could be totally wrong, but that's my best guess. You could also call the town tax collector/clerk and ask - they would certainly know for sure!
Basically what this means is if you live in the Rye beach prescient of Rye NH you pay $10.04 per $1000 dollars of you house's assessed value. e.g. if you house is worth $1,000,000 according to the town's appraisers you pay $10,040 a year in taxes. Rye has one of the lowest tax rates in the area but bear in mind houses in Rye are also much more expensive.

it's the same elsewhere - for example, Wolfeboro has a low tax rate UNLESS you are on the waterfront. Waterfront properties are calculated by the foot of water frontage, not by the same tax rate as everyone else. Just something to keep in mind when calculating tax rates.
That is why the water district rate is twice as high for Rye than the rest of town.
