Hello


Long story short

The Home inspection revealed that the house ( built in the 90's, In Northern NJ)we are buying (maybe not now), has some water damage to the wood underneath the addition they put on a few years ago, and there needs to be a French Drain put in parts of the Crawl space. The Home inspection revealed that poor workmanship of their contractor probably led to the issues. Anyway question is, I feel I in no way should pay for any repairs. There are some windows where the seal is broken, and a few minor things which I have no problem paying for or repairing, as I saw that during looking at the House. Question is, how far off am I, or am I crazy to think the sellers should pay for all costs related to water damage etc..

Thoughts?

Also the sellers wanted to save some money, so they don't have a lawyer, which leads me to believe they might not have the cash to repair the house?. Also does this water damage have to be disclosed in the future? I hope the sellers know that this issue will come up again if we walk away and a new buyer comes in

The damage should be on the disclosure. I'm not sure that they HAVE to repair it; I assume you have an inspection contingency in your contract? No, you're not crazy. If you really want the house, ask for repairs. You could also get your own estimate. good luck!

The fact they didn't hire a lawyer would be reason enough for me to be very cautious with them.....I'd probably walk with everything taken into consideration. It doesn't sound like you're going to get what you want and it's better to end it sooner rather than later.

I agree with Ann.
With a fairly substantial number of houses on the market, there is no reason to settle for one with a known (potentially expensive) problem such as this.

Home re-sales are like commuter buses.
If you miss out on one, another one will be along shortly.

I would likely also walk (or run) away from this one. I'm wondering why the place was so attractive in the first place. Getting a bargain for your money perhaps? If the sellers have priced this nicely, this may be the reason. I would wonder what else the contractor cocked up.

If you really like the house, propose that the seller now lessens the price of the house to accommodate for the damages.

Have someone come in, give you an estimate and have the seller reduce the price by that.
