The Rail towns are really starting to recover and fast.... The Towns are taking full advantage of the fact that not everyone wants to live in Urban Jersey just yet , but wants a walkable small rail town to live in.

I think that's part of the reason why Newark fared out better than Camden.

Camden and the Atlantic line towns should be taking full advantage of there Rail Access to AC and Philly. But for some reason they don't....

I agree. The river line makes Camden attractive, along with easy access to philly. I dunno what AC has to offer, but that line does exist. I'd be happy to see Camden become the new AC to compete with philly, and AC become a luxury resort beach (both after billions of dollars worth of work).

What?

I don't think so at all. It s just that you can afford to live in a nice town with a train or to drive in in the NJ suburbs of Philly. Camden actually has great access to Philly via train, its just not as attractive as train access to NYC since there are other options.

But honestly, 95% of Newark is trash, and Camden is terrible as well, so not sure what you are getting at

Parts of Camden and Trenton are starting to turn around , but they have along way to go. There are some smaller developments along the Riverline , the bigger ones will come when the Pennsuaken Transfer Station is completed.
