I agree that it will be smaller, but it is still the same concept. If the Xchange is advertising in Metuchen to lore Metuchenites (and Edisonites that use the station) to come to Secaucus, why will prospective renters chose Metuchen over Secuacus -- especially since their target market are singles and non-child families? Their prices look similar to what I had heard about the proposed complex in Metuchen, and it is much closer to both NYC and nightlife.

To date, I have not found any Metuchen residents that are really for this idea, unless they have some direct relationship to the people on the town board/city hall.

Once again, I ask -- does anyone know the status of this? There has been no mention in a while in the Sentinel or other local papers.

Nexis, the following is NOT directed towards you, but towards the people that have come up with this this idea:

I am really curious to see what the marketing strategy will be. Here are some suggestions:

"Metuchen, a great place for families with a great school system -- althouh you don't have kids, come here anyway"

"You can pay the same to be closer to Manhattan, but live in Metuchen anyway?"

"Metuchen -- sky gazing is our nightlife"

"We have changed the feel of the little town of Metuchen, so you better live here"

"Live at the Metuchen complex, the apartments have good windows so you can hardly hear the train going by each day and night, as well as their horns blowing as they enter the station - but dont worry, there are no trains between 2:15 AM and 5 AM"

In a fictional movie the concept of if you "build it, they will come" may work, but when they were discussing building this project, did they just assume that their target market will flock to Metuchen? I am sure they saw the dollar signs provided by the developers that IF they can rent out all of the apartments, they will make X dollars in profit. However, did they ever discuss how they were going to get people to rent these apartments? Have they thought about a strategy to counter other similar complexes like the Secaucus XChange?

I did get an update from someone in town. Allegedly, there were two "private" meetings regarding the Metuchen parking lot. During one of the meetings, they decided on one of the two competing developers (not sure which one). Also, there is allegedly some issue with the developer getting some type of permit. Supposedly, some of this info was in one of the local papers a week or two ago, but I did not see it.

If anyone has any more information, or can confirm what I wrote above, please let us know.
