Sea girt is really nice. As is Spring Lake, Manasquan and others. So what does the budget look like?

Manasquan is more affordable than some of the other options like Spring Lake, Sea Girt. Of course, affordable is probably not an accurate description.

"Middle income" as compared to what state? Or do you mean NJ or by federal standards? This is really important because most, if not all, of the beach towns are somewhat expensive to reside in. Seaside Park (not Heights) is a very small quiet community located on the ocean in approximately the middle of the state. I've also heard Long Beach Island (LBI), which is located about 35 minutes south of Seaside, is very family-friendly as well. My last recommendation is Ocean City (not to be confused with Ocean City, MD which has basically the opposite atmosphere). It is actually a dry town, one cannot even BYOB to a restaurant. It is VERY conducive to families and the present town government (and residents) seems to want to keep it that way.

200k will get you a 1 bed 1 bath condo in Sea Bright. But if you have to ask the price you can't afford the insurance.

Have you budgeted to see what you can afford, taking into account the mortgage, property taxes, insurance, maintenance, and possibly association fees? I'm assuming this would be your first home purchase. There are very few areas in NJ where the average or even the median sales price is below $200k.

Also, there aren't many quaint, fishing villages in NJ. I think the closest towns to that are on LBI or Cape May.

What happened you couldn't find anything in NC or Savannah? I would say you're are more likely to find a nice property in a beach town there vrs NJ. Jobs not so much.

The whole quaint fishing village on the ocean thing for $200K is something that has not existed in New Jersey for many years. Where did this idea come from, I wonder.

Perhaps you could ask on the South Jersey subforum and maybe look for something on the Delaware River/bay side.
