Our price range for a house is $150,000 to $170,000 plus $5,000 - $6,000 for taxes. We are not putting a lot down, 5%. My husband is commuting to Bergen county. We are avoiding Matawan b/c of high taxes. We would like a 2 bed 1 bath house that is not in a FEMA flood zone. We are trying to start a family, so we hope for decent schools. Obviously, there is not going to be a lot of high end towns in this price range. We have heard mixed reviews about Keyport and Sayreville. A relative lives in Aberdeen said her address is in the Keyport zipcode. South Amboy had decent reviews. Here is a list of houses:

Of these towns I looked in Sayreville and matawan/aberdeen. We ultimately settled in Old Bridge ( have a matawan making address). Of your towns I would pick matawan/Aberdeen. We like the town and go there for shopping on 34. Both matawan and Aberdeen have decent schools. They aren't the best schools in the state and people won't rave about them like Westfield, Princeton , etc. but they are okay. I wasn't a fan of Sayreville - I didn't like the feel of the town and the winding woods apartments was a turnoff. Keyport and union beach you could have flooding issues. We did not consider South Amboy.

Just make sure the commute to Bergen County is not too far - the drive could be tough especially during rush hour.

A commute to Bergen County from these towns will be tough. My wife used to commute to Paramus from Springfield (Union County), which is closer than these towns. She hated it.
