Just heard that Plainfield train will run direct to NYC for $10. I jut wonder if it would be a smart to move to North Plainfield while the property is cheap and nobody considers North Plainfield a commuter town. or should I wait to see if this train route is cancelled. any suggestion about moving to north plainfield before North plainfield become the next boom town? also heard that a nethewood station is perfect with lots of free parking. so I was just wondering....would it be a good idea to buy a 3br 2bath 150K house in north plainfield?
No, they're only off-peak trains. And since the tunnels are at capacity, you're looking at a decade or more before Gateway might be getting finished with enough slots for the Raritan Valley Line to get peak-hour service, as well as some other expensive infrastructure that has to get built for the Raritan Valley Line specifically.
Beyond that, other towns are going to have to build out heavily before you're going to see much real money going into development and gentrification in Plainfield, IMO. When Dunellen, Bound Brook, and Somerville are fully built and expensive, then it might be Plainfield's time.
If you don't have kids, the better areas of North Plainfield can be a good deal, they're significantly cheaper than the homes a short distance away over the Green Brook/Watchung town lines. And if the current schedules are a reasonable commute to you, that's great. But I would not be buying anything as an "investment" that you're expecting to appreciate because of this.
Also keep in mind that relative to the value of the house, the property taxes are pretty high, IIRC.
Are you talking about the Raritan Valley off peak direct to NYP plan?
