Close to NJ Transit train station with available parking
45 min or less train ride to NY Penn station
"Good" schools - doesn't have to be among the best but above average
3 BR / 2+ BA detached home < 500k
Not prone to issues that cause headaches like crime, flooding, noise
Property taxes on lower end comparatively

Pretty much all of Southern Bergen County (Rutherford, Lyndhurst, East Rutherford, Carlstadt, Wood-Ridge, Hasbrouck Heights, etc...) fits the bill. Bergen County is also better than Essex when it comes to taxes. For your budget maybe Weehawken works too, it is a lot more urban but extremely close to NYC and has great schools (bus instead of train though).
