If a home I'm looking to buy has paperwork showing that an underground oil tank was removed and that there were no leaks...is it still necessary to pay for an oil sweep? I'm assuming they had to perform an oil sweep in the first place to remove the original underground tank?

Yes, there have been cases of houses having more than 1 tank. You can't rely on the people before you having done a proper sweep.

Depends. If the house if 45 years old and the tank got pulled 5 years ago and the removal report estimates age of tank at 40 years, then I would probably be satisfied. If the house is a lot older or you don't have full report info, probably worth getting the sweep.

I have had buyer clients still do the oil tank scan even though there was documentation that it was removed. Everyone is paranoid about them nowadays. If you want to do it for peace of mind, spring for the $175 for one.

Whats the difference between the $175 one and the $250 one? I read that the inspections where the guy comes out with the metal detector thing is the one you should get?

Halfmoon,

House is about 40 years old. Tank got pulled 2 years ago with paperwork showing no leaks. Not sure what age the buried tank was when it was pulled but no contamination at the excavated site.

I think I paid like $600 for my sweep (probably 1/5 acre property). Did I get ripped off?

That sounds very expensive. I paid $195 for my sweep for a slightly smaller sized property. This was 5 years ago but I doubt the cost has gone up that much since then.

In any case, even if you do get a sweep, they can only "guarantee" the results based on what they find with a metal detector. It's never going to be 100% accurate, but probably better than nothing given how expensive it would be to clean up a leak.

Some companies charge more than others. They will also probably charge more if there is a large lot to scan.

$600 for a tank sweep sounds insane. Its just a guy walking around with a metal detector!
