Default Help! I need advice about making the move to Egg Harbor Township in Atlantic County.

Hello Everyone,

I am 30, my husband 33, and for the past 5 years we have been living in a luxury co-op in Queens, NYC that we own, having purchased it at a steal. While the neighborhood here is great, and only a short distance from Manhattan, it is a one bedroom, and we would like to start a family soon. While I was born and bred in NYC, my hubby grew up in Monmouth County, where he earned his special ed. teacher certification. We could never afford to purchase a house where we are now, so we both feel strongly about selling our apartment and making a move to NJ. We are able to afford a new construction home to be built in Egg Harbor Township next summer, but before finalizing anything, I am hoping for advice and input from those of you in the know.

How difficult/easy will it be for my better half to get a teaching position in Atlantic County? He is a special ed. teacher with 7 years experience, and has a teacher of the handicapped licence from NJ. What are the salaries there like?

Are there any problems/concerns in the EHT area that we should be aware of? We are far more familiar with the Atlantic City area, primarily due to visits to the casino hotels, but would never wish to live there for obvious reasons. We just would like a new start in a comfortable home with room for growth, both for ourselves and possible kids down the line. And so far, the plan for the home to be built seems to suit our needs/wants, at a cost of about $320,000, with taxes being quoted to us as somewhere in the 5k range. Also, another reason for choosing the EHT area is the proximity to the casinos. I have been playing poker professionally, but only on a part time basis, mostly weekends, and we feel our income could be supplemented nicely if I had daily access to the many poker rooms in the area.

Again, any advice would be greatly appreciated, and I thank you all in advance for your time and input.

Hey poker girl!!

I love poker also. But anyway, Are you looking at the Ryan, Elliot or Piersol Homes in Egg Harbor? Egg Harbor is about 15 minutes from Atlantic City, therefore makes the taxes quite a bit higher than some other parts of south jersey. All parts of Southern NJ is a mere 45 minute drive maximum. All of my co-workers buddies travel to Atlantic City all of the time. Only a 35 minute drive down the AC Expressway. All Highway.

Egg Harbor is very nice in my opinion. Hamilton Mall and the shopping is great.

Which new construction were you looking at buying? I hope 5k in taxes are about right.
Maybe I can do some research so you know for a definite.

A teaching position should not be hard at all to find..not sure of the salaries, but anything involving special education is in high demand everywhere.

Thank you very much for your response Ryan--it is appreciated.

The new house to be built is by Ryan Homes, and the development is called Tanglewood Estates, located near Delaware and Tremont Aves. I must admit that before coming to this forum, I was a lot more excited about this potential move--now I feel quite scared by some of the posts I've been reading. Comments such as NJ having dirty air, dirty water, and high cancer rates don't make me feel very good--perhaps I need to investigate the area more carefully, or just disregard everything negative that I've read, lol.

Anyway, thanks again--hopefully there are more nice people on this forum who wish to contribute some good advice to me soon.

I don't think you would run into these issues in Egg Harbor. NJ is definitely a different lifestyle then many other states, but the southern areas are not quite as "busy" as the northern areas (though Ocean & Atlantic County are, for obvious reasons, busier in the summer - especially during weekends!). I don't think you really need to be too concerned about bad air, water, or cancer. They are all valid concerns when you move anywhere, of course....but the area you are looking to move to isn't as known for some of these issues. The air can be a bit "gross" in the industrial/factory areas of the state, but you will be far removed from that.

Which Model are you thinking of having built?

Believe me, you do not have to worry about any of those concerns in Southern NJ.

The model we would be buying is the Victoria. In fact, we have less than a week to go to contract, otherwise the hold on the lot, (corner one) will be taken off. I really need to make a decision soon...

What is your lot premium? I probably would have been able to help you wave it to a zero premium.

No premium--at least none that the sales representative ever mentioned. Is there generally a premium for a lot? Unfortunetly, I am not very knowledgeable about all the details that go into the purchase of a new construction home.

Also, I'm still trying to make sure that there is nothing toxic around the site--that's a very scary thought to me...
