Maybe set your expectations a little lower and make some trade offs. I find it hard to believe that $400,000 can only buy you a "dump".

I may be partially guilty of that, but really mostly everything I've looked at in that range is pretty rough and needs a lot of work.

I bought, paid $460k and my mortgage is in the ~$2600 range. It's been fine and I don't feel house poor. FWIW.
