Hi, I'm an early 30's single female looking to rent in Northern NJ. Budget is 2k max and looking for a luxury style apt community. I work in midtown so would like to be near a rail line or bus stop. It is my understanding that Montclair, Maplewood, and South Orange are diverse and have walkable downtowns which I can appreciate. I've read a lot of positive comments on those towns. However, I came across Linc 32 a new luxury rental building on Lincoln Ave in Orange. It's steps away from Orange Station. The rent is more affordable but I wanted to know if anyone could shed some insight in regards to the safety of that area as well as the type of community Orange is as a whole. Your comments are very much appreciated.

That building looks nice. I would say that area is fine. Have you walked around? Safety wise, its orange. Valley arts district in Orange is starting to come around as a nice area but orange still has a good bit of crime so you do have to have street smarts. I wouldn't be taking strolls at night by yourself however(like you can do in any of the other towns you mention), i think you would be fine there if you are comfortable with the area. I assume when you go out you will likely uber over to south orange or montclair anyway.

Orange is a poor town with a lot of crime. Linc32 isn't open yet, so there's not much to say about the building. The train station itself attracts panhandlers, and judging from the trash, people apparently hang out on the platform drinking during the night. If you live there you will need a car, because just about everything you want to do will be a different town; Orange's nearby main street is unlikely to be of much interest, as it has mostly places catering to Orange's low-income population.

Note that despite a few articles (really press releases) trying to link the train station development with Valley Arts, they aren't very close to each other.

If you want a good deal and you want to be a pioneer, and you ain't put off by urban shennanigans then do it. It's a luxury building after all. Sounds nice. Do you know alot of people in Jersey? Going out like mentioned will be a little uncentralizing as you will almost always be going out in another town. There's probably some cheap ethnic restaurants and good discount grocery stores but yeah. Orange is Orange.

Those are the apartments that should improve the area, but it's definitely a situation where the apartments are coming first. It's definitely a big unknown how successful that development will be. I'd stick to South Orange or Montclair for an apartment in a walkable and safer area. It will, of course, cost a bit more. Maplewood is nice, but there are less apartments near the train there, so I wouldn't expect to find much.

If you want to save money and stay in a relatively safe area look into downtown Bloomfield.
