I am in need of a mortgage and Quicken Loans just turned me AND my parents down for a mortgage. And for the record, my parents def should NOT have been turned down! Their home is paid off and they collect pensions and social security. They have never had a problem like this before?? They are trying to help me buy a home. A "credit speciist" from Quicken Loans has been working with me to resolve my credit issues and credit score. I am only 8 points away from my credit score being good enough to be on a mortgage. I just paid off a judgement against me IN FULL and I was told to apply for a secured credit card and that just by applying for the card my credit score will go up by like 12 points. I need to know where we can go that we will be able to get a mortgage approval in NJ??? PLEASE if anyone can help me with this I would really appreciate it!!

Nobody can guarantee that any bank or mortgage company will take a chance on a person whose credit rating is just so-so. However, I can tell you that a very close friend of mine just refinanced with Garden State Home Loans, and their staff could not have been more efficient. My friend was told that they usually are able to effect a real estate closing within 21 days, and--in fact--my friend's closing took place in 18 days.

They have been in business for ~5 years, and they have had zero complaints filed against them. Ask for Mike Kelly, who is an extremely courteous and helpful guy.

What I forgot to mention is that this company also beat EVERY other mortgage company with their low rates. If I was going to do a re-fi at this point, GSHL would definitely be my first choice.

Years ago, the common wisdom was that credit unions always have the best mortgage rates. However, that is no longer the case.

They did not beat our best deal, and when they asked what the rate we were getting was they scoffed at me "with your credit?"

Needless to say, their follow up refinance call a year later was scoffed at. I'm glad that someone had a good experience with them.

We used Carl Casperson from American Federal Mortgage. The entire team there is good, but Carl helped us close the deal by sending strongly worded emails when our attorney started to flake. I have referred him to many friends and co-workers.
