Are we allowed to ask prospective tenants to complete a rental application BEFORE they see an apartment? I am renting a 1 bedroom and I just get SWAMPED with calls/emails 60-70+ within two days.

I want to know what I can legally do.

You should check with your lawyer as to how far you can go, you don't want to get in the way of the FHA. And if you are a landlord without a lawyer now is as good a time to start a relationship with one.

Good advice to check with your Attorney. Division of Youth & Family Services state that children of different genders must have their own bedrooms in a rental home. This in NOT a Real Estate Law, so situations vary. This can be a very sticky situation.

You only need to show an apt if the tenant qualifies.

Where did you advertise? How specific was your ad?

You can pre-qualify - over the phone or through a return email.

Get a list of facts & questions together & screen the interested parties before you waste any more of your time.

Isn't that for the parent to decide where their kids sleep? I have been a renter in many apartments and nobody ever asked me if I had kids, let alone bedroom requirements. So you're saying the OP needs to ask about kids and gender?

Can you post a source for that? That seems absolutely crazy. There’s at least got to be an age requirement for that. Imagine someone with boy-girl twins needing to get an extra bedroom just because they’re different genders.

I've only seen the apartments listed with a link to an application where I live in the upper Midwest. I think that has become the norm.
Or, list on the add that credit report and first, last and security will be required.
It will weed out the rif raf who know they won't pass the credit check.
