hello and thank you in advance for those that provide feedback.

my family and i are looking to purchase a home in bergen county - town possibilities include paramus / emerson.

our most important factor is the strength of the town's public schools followed by property taxes.

we would like to find a town that has strong schools w/ reasonable property taxes (below 10,000.00 per year).

my wife fell in love w/ a house in emerson - good or average schools? solid family town?

Have you looked into Hillsdale? It is similar to Emerson but has a better town center IMHO. Oradell too for that matter...

If you're comparing, and SCHOOLS are the most important factor, I'd say Paramus. Blue Ribbon Grammar Schools. Emerson isn't terrible, but Paramus is better. Look the ratings up! But my kids are products of Paramus Public Schools. Both are in college, both were honor students, cheerleaders, etc. Taxes are MAD low! IF you can stand the traffic. LOL.

i would have to agree that paramus school system is a great one. many of my clients have chosen paramus opposed to its surrounding areas when it came to purchasing a home and school being on top of the requirements list.

another concern we have is that i am a white male and my wife is puerto rican (brown complexion); we have 3 kids and they all have different complexions - our oldest is brown skin, middle son in in between and our 2 month old is as white as casper.

do u see this as something that may make my kids uncomfortable?

Depends on the town. I grew up in BC and some towns are whiter than Larry Bird-- and they like to keep it that way. Do research into select town's demographics.

I hope your children don't feel uncomfortable, but honestly don't know the answer. Hillsdale, Emerson and Paramus are all pretty comparable w/ re: to ethnicity. Westwood too for that matter (although the schools aren't as good). A good realtor should be able to assist you with re:to that.

My mother's house, which is for sale, By The Way, is selling at $450k and her taxes are $7k a year. Paramus is LOWWWWW
