Read the fine print on the inspection agreement- I'd be willing to bet that 9 out of 10 of them have that clause in them. Again, they're not all that enforcable, but it'll at least cause people who are just looking to sue for no good reason to think twice.
I really appreciate everyone's input here, including the PM's I got. We hired a guy who is charging us 400 for everything except septic this morning. We hired a separate guy for septic who is going to dig in the septic field a bit and around the tank, so we have to get a waiver from the current homeowners. He is charging us 300, for a total of 700. It is still much, much less than the original rip-off quotes we got for the inspectors our own realtor sent our way. Because the house was built in 1973 and has a septic..we really need to spend extra for the septic inspection, we think.
Can anybody tell me if this seems expensive? We are buying a house in Hunterdon County, built in the early 1970's, not a McMansion. We are having radon, septic tests and the usual home inspection. We have been quoted $1350. Should we get another quote???
I did home inspectons for 20+ years but switched 100% in radon about 5 years ago......at that time I was charging $300 for the inspection and $150 for the radon test......costs may have went up some since then but $1350 is insane. New Jersey now licenses home inspectors.
The quote we got included radon, termite & home inspection. We got another quote for $1300. Now, both were recomended by our realtor and Iam reading that we should have asked friends, not relied on our own real estate agent for a referral. I know Hunterdon County is expensive, but I feel ripped off and the precontract he wants us to sign basically says "we don't check for mold, we don't look at hot tubs or pools and we don't guarantee a thing". What's the point then???
The bottom line here is that home inspectors in general don't have the needed expertise to properly inspect pools, hot tubs, and other added extra systems to houses......they have general knowledge of the major systems found in all houses......roofing, electrical, plumbing, heating/ac, etc.......pools, etc require specific extertise and pools, etc all have different designs and no one home inspector has knowledge of every specific design of every type of pool, hot tub, solar heating system, etc......thats whey they send you to either who installed the system or a specialist to check it out. If your inspector says he knows everything about everything you need a different inspector !!!

Congratulations. Glad to hear that you were able to save some money. I would agree with you that you should inspect the septic system. Good luck with the inspection!!

Sounds really high, but I've never had a septic inspected. I would def get another quote or two.

Every inspector I've ever seen had this in the contract somehow.

Make sure the septic system certification is actually a guarantee for a period of time.......not just "it appears to be working now" !!!
