FYI sorry but none of these towns/cities are really gay friendly, diverse and mostly a bit "run down" to say the least.
I don't think I'd call them all run down. I do agree they aren't particularly gay friendly. Bloomfield, part of which is next to Montclair, would probably be fine.
Third for Mapelwood/South Orange. Very gay friendly and a wonderful community. The only drawback is the taxes.

However, as said the taxes are exorbitant, the school system iffy, but you will likely get a beautiful home for much less than in neighboring Livingston or Millburn.
Columbia grads get into *many* top universities every year.
My brother graduated from Columbia back in the early 90's, when it was top-rated. The school system is still good, but on a decline since and relative to the taxes paid, one could probably do better.
Yup. I live in Collingswood and they even have a Garden State Equality office right on the Main St. With 12 minutes proximity to Philly, it doesn't get much more gay freindly that Collingswood. Well suited for gay families as well. You can get a decent home for about 225K.
