Was looking for something around Taos, saw the Ranchos out by Tres Piedras are offering land in small bites, wondered if anyone would comment on that place and Tres Piedras in general.

You might like Tres Piedras and vicinity, but it is distinctly different than Taos. Tres Piedras is a small community on the flank of the San Juan mountains, some 30 miles across the valley from Taos and environs. It has a pleasant enough setting but doesn't amount to much more than a post office and a few residences. The weather will also be a bit cooler and harsher.

The land you are referring to isn't probably in Tres Piedras proper but about 4 miles east, towards Taos. This means basically the ubiquitous sagebrush which covers most of the this valley, although some piñon and juniper on some of the higher hills. It may change in time but at the moment this is probably the least expensive land anywhere near Taos, and with reason. Aside from the longer commute you will be dealing with property few others considered until recently, with few improvements. There may be electricity now, quite possibly no other utilities. The last time I drove on some of these subdivision roads they were little more than rough dirt tracks prone to mud with the least moisture and far from smooth.

Aside from the relatively low cost the opportunity to do more or less what you want to do. There doesn't appear to be any zoning. Some of the residences have a certain unique ambience, being little more than a few boards nailed together. Some are more substantial, but unless you get off the highway a ways and into the junipers you will enjoy an unimpeded view of all this.

You might feel kind of isolated. Probably shouldn't count on there being much of any activity in Tres Piedras. But if the setting and lifestyle and some of your neighbors suite you it might be ideal.

Default Tres Piedras Inquiry

I just wanted to put in my 2-cents here, as your query seems to be shared by so many interested in land purchases in various areas of New Mexico.
I've been a NM resident for 24 years now, and have noticed that there are, well, a lot of liars here. Well, maybe not here in reality...probably in NYC in some conglomerate who owns 2,000 acres of sage brush, and jack rabbits, and need to unload it to unsuspecting buyers seeking the good life!
Never...never...never buy land, or lots, or houses, or ranchettes, or even a bicycle without seeing it in person!
You'd think that would be common sense by now, but our dreams sometimes block out our reasoning. (I've been guilty of this too at times, so no nasty posts back to me please!)
I just wanted to get that off my chest. Maybe it will also provide a little "wake-up-call" to those seeking their own "Promised Land" in the great, Southwest. (And I do think overall it's great!)
Land speculation is a time for abundant procrastination.

Default Tres Piedras land

Thanks for your post about not buying land without visiting. I stayed in Tres Piedras a few years ago with some relatives and really liked it. I am considering buying land in the area but am having some difficulty finding listings. Do you have any suggestions for websites? Thanks

Funny thing is that when I look at GOOGLE MAP of the area, there is a place just north of the intersection of NM-64/US-285 called "NO AGUA." But there is nothing there from what can be seen when zoomed in on the satellite image. Looks to have been a RR there at one time, so it would likely have been one of those signal sites that RRs often give names to.

There is also some sort of huge open pit mining or gravel pit operation on US-285 near the "No Agua" location, but it's not identified.

"No Agua"means "no water". Have not looked at it on the map yet.
