If a tenant was a former superintendent of the building for close to 25 years, how is his current lease/rent calculated? Are there any laws that prevent the landlord from charging a ridiculous rent amount? Any feedback would be greatly appreciated. Thank you.

Why would being a former super in a building have anything to do with the rent on an apartment today ?

The reason I stated that was he used to be a tenant with a legal lease. When he took the job to become the super of the building, he didn't have to pay rent for that time. He recently had a stroke and has been in the hospital for the past 4 months. His wife has been visiting him daily to help with his recovery. The landlord hired another super (who resides in the building). The landlord is trying to force the former super out of the building by asking for a ridiculous high amount of rent. My question is, since they had a lease before he took the job as the super, shouldn't they be paying that amount (plus any increases over the 25 years calculated according to the increases set-forth by the rent guidelines board or would they have to pay fair market value for the apartment?
