how did it get the picture with 1812 Briggs? there is no 1812 Briggs, Briggs goes from about 2500 thru about 3000. are you sure it's not 2812 Briggs?
Right you are.When you google 1812 Briggs it takes you right to the intersection with Kingsbridge but if you advance down the block you are immediately at 2548 Briggs.Strange.

190s around the Grand Concourse/Webster are nasty areas. Poor Section 8/Welfare dwellers with some lower income working class people. Lots of drugs, Poe Park has changed a lot for the better even versus 10 years ago but that overall neighborhood is crap. Lots of traffic, violent crime, dirty, overpopulated (3-5 families in many apartments, people are moving in from other hoods), lacks quality amenities and entertainment. It has potential build wise (Dense, subway, mixed zoning) but unless gentrification flows north of Harlem or east from the Heights I say not worth it unless you are a pioneer.
Nobody will ever be able to answer that question to your satisfaction, since opinions about different neighborhoods within the boroughs are completely subjective.
You're from Manhattan? Then you're not too far from The Bronx. Go there yourself (we have a subway in this town that can actually take you to places outside Manhattan--I know that's hard to believe, but trust me: it's true!) and see The Bronx with your own eyes.

Great advice of course,Fred,with only 1 minor problem:most people's stupidity.
A lot of people go to a Yankees game and think that because they walked from a subway stop to the stadium and stopped at a bodega they have "seen The Bronx." Some drive along the Cross Bronx Expressway going to the GW Bridge and think they have "seen The Bronx." Someone else might ride the 4 train all the way up along Jerome Avenue and think they have "seen The Bronx."
I've encountered many of these types,most of them "native" NY'ers.
It's weird though,I've never encountered a single person who went just to Riverdale and then claimed to have "seen The Bronx."
I'm gonna try to be careful of what I say here so that I don't have to read another PMS response by either sobroguy or bluedog... The problem with what you say @ bluedog is that people know that Riverdale isn't the only side to the Bronx... People know that the Bronx has a very ugly side to it and unlike Brooklyn and Queens where the majority of neighborhoods within these boroughs are halfway decent, this isn't the case in the Bronx... Even if the split is somewhere around 50/50 in terms of good neighborhoods/bad neighborhoods, the bad will always be showcased more because that is what generates the most buzz...
I mean look at Brooklyn to give you a perfect example... In the last ten years or so probably a good 5-10 neighborhoods within the borough have gone from really shady/somewhat dangerous neighborhoods to good/safe neighborhoods... And yet, you still have a number of people not only in this city but throughout the country that as soon as they get an offer in brooklyn they post on city-data... Is this place safe? It's just the way it is... There's no need to get upset about it... Just enjoy the fact that you know that there's more to the Bronx than what most people assume... Who cares what they think...
