No, OP is saying that East Gun Hill Road is becoming the new Bedford Avenue in terms of gentrification. Even as I type it, it sounds farfetched thats why I asked for links.

the only thing resembling "gentrification" on all of Gun Hill Rd are the Home Depot and Aldi's...and the City Island Express that closed down
