Nice, but I have always thought that the island should be the designated Red Light District of New York, kind of like the Reeperbahn in Hamburg. The porno industry could cluster entirely on the island. Age would be checked at the ferry terminal.

Concentrate the smut there and it would not be near anything like schools or churches.
