I'm wondering what lower-end, non-luxury rents are for this area for 3 bedroom apartments. Anyone have any experience?

I'm pretty familiar with Ham Heights but I don't know of too many places that have 3br apts available to be honest. If there were any I would imagine that it would be in a pretty undesirable block and/or building. Haven't checked in a bit but I would say the current average market rent for a 2br in this area is $1500-$1700

I found a huge not renovated classic 6 apartment (3 beds and HUGE) in hamilton heights in the summer of 2013 which was renting for $3000.

Rents change every year. You're better off looking at rental sites such as streeteasy and naked apartments to get a better idea.

$2,100 - $2,500 and up.

well I stand corrected. Didn't realize they were that far up already. Is that even for an apartment on Amsterdam on a so-so block?

They don't come up so much, on the other hand, check this out:

HUGE BASEMENT TRUE 2 * CONVERT 3 * W/LAUNDRY PRICE TO MOVE $ 1 650

This is on Broadway and qualifies as a "so-so block" I think.

I think it depends on how you define "apartment."

But the "newly renovated kitchen" is so beautiful I am just imagining all the insects and rodents that could come out from those gaps where the wall meets the floor.

1300sf 3br for $2350 on broadway

1700sf 3br for $2750 on edgecombe
