If someone is richer, more stable, and more creditworthy, it ABSOLUTELY makes them a better tenant. That's all the landlords think about, and all they really should have to think about. Why rent to marginal people if you don't have to? And in any even vaguely good area of NYC nowadays, they don't have to. The marginal class is just getting out competed.

just because you gentrifiers can afford to pay more to live in better conditions does not make you any better as a person. you probably have a dirty house and never wash your dishes, while a poor person in the hood has an immaculate home that might need a few repairs. you don't know and have no idea how ghetto people really are on the inside. you're just stereotyping.
