Single family homes are not the rule of thumb in Manhattan.
If I were in your shoes, I'd want to be without a car and without a bus-subway if possible so I would look for an apartment within 10 blocks of Mount Sinai.

Will your significant other be working...that might be a consideration.
But otherwise I would start twisting her arm to take that 1000 sq. ft. apartment, especially if it is very near Mt. Sinai. A good first argument is: "Honey, this in New York City and you have to deprogram any concepts you have of rural Colorado or Minnesota."
You will not likely get 1000 sq. feet in any habitable area otherwise. Any thoughts of a single family home AND safety are out of the question. Of course, they will never give a mortgage to 2 people without jobs, so forget buying unless you got a million bucks profit from the sale of your small Minnesota home and can buy cash.
