I was reading into the original post that this is a rental building situation. Generally, in any situation, the super works for the entity (almost always a corporation of some sort) that owns the building itself. The management company may supervise the superintendent, but it's highly unlikely he would be it's employee.

If it's a coop/condo, the super is an employee of the coop corporation or the entity that controls the condo's common elements. In either case, they report to the board (who had the power to hire/fire) again, under the supervision of the management company.

And anyone who's in a rental has a landlord. The landlord, by definition, is the owner of the property, be it a corporate entity or individual.

Is this a rental building, or a coop/condo, where your renting from the unit owner?
