Ok. It took me 5 month to finally had a trial but the T didn't show up.
There were 4 adjournments before that.
And this was Brooklyn.

My brother went through this very thing. Tenant didn't pay rent for 5 months and didn't have a lease. They also did damage to the apt. I think my brother ended up paying someone $500 to speed up the process (Lawyer? Sheriff? Can't remember). I do remember he was supposed to be out by the 13th and purposely didn't move until the 15th. I told my brother he should have asked for payment for the extra 2 days. By then he just wanted them out.

There's no way to speed it up if you have a professional tenant (worse with kids/elderly).
