Sorry...I will be posting a lot. I was told that it is easier to have a guarantor when applying for apartments. Some seem like scams...has anyone heard of AnchorYourAssests or Targeted Management Inc.?
Insurent is the only one I know that is actually legit. I'd be careful dealing with any of the others (might be legit, might not). And my understanding is that only certain buildings will work with Insurent.
You don't need a guarantor if your credit is decent and you earn 40x the rent in a tristate-area job. Choose an apartment you can reasonably afford (i.e., within the 40x rule) and you will be a lot happier than if you stretch to make the rent *and* are paying the guarantor on top of that.
I agree, if you have good credit and make 40x the rent you will not need a guarantor. If you need one and don't have family or a friend that makes 80x the rent go with insurent. They have a list of landlords they already work with on their website. I wouldn't pay anyone else to be a guarantor unless they have been approved by the management company so if you find an apartment ask first. Also if you have good credit and make close to 40x the rent ask the management company if you can just give them an extra months deposit, that is acceptable for some landlords. Sometimes they will even just accept last months rent in advance.
Are you working with a broker? If they are not helpful find one that is. Make appointments with a few and find someone with a reputable company.
Best way to know who is legit is ask the managements you plan on renting from. Insurent is the biggest followed by The Gurantors. Both are very widely used.
