We know this about the economic indicators of gentrification. However, for many, unless the poorer whites ( aka hipsters who are just seeking cheap rents) move in most people don't see an area as being on the cusp of gentrification.

According to the article, this Bed Stuy location is part of the company’s new initiative into lower-income neighborhoods. Same for the Jamaica location. Here’s another article with more comments from the company.

Long Island City didn't even get its first brick and mortar Starbucks until last summer. By that time 100 different high rises had already sprouted up within a mile of its location.

The rendering or the old 2012 picture?

Actually I just looked at the link in the OP and the building looks like the 2012 picture so you’re probably referring to the rendering.
