Basically East Harlem from 121st street south is getting a make over. All of the new buildings coming online have rents that right in line with parts of the Upper East Side, which clearly BugsyPal isn't aware of. 2211 3rd Avenue:

Studios renting for $2700... At $2700, you need to make $108,000 for a single person, and apparently these places are renting.

The demographics and income make-up of East Harlem by 2020 should be quite interesting if the building continues and people with higher incomes (mainly young people) continue.

There are several other new buildings up and down 3rd coming online or that will be in the next year or so.

I think there's still appreciation possible in Inwood, west of Broadway. I bought in West Washington Heights almost four years ago and have seen my co-op increase in value quite nicely. Even with closing costs, I could have sold for no loss at around the two yr mark. It feels to me like the nicer side of Inwood could see similar growth in the coming years. If you work on the west side of Manhattan, the A train gets busy during rush hours, but the people at the Inwood stops get seats in the morning since it's the beginning of the line.

I cannot imagine paying north of $2000 to rent next to K2 Central on 125th St. Harlem overall is great, but that section...

Hamilton Beach is located in Southern Queens Borough of N.Y.
Real Estate Prices have started to rise there also.
You can buy a home now for $179,000
You can buy a home now for $ 225,000


There is also another area called Broad Channel in Southern Queens N.Y.
There is a house for sale $170,000 and another for $282,000

Rockaway also has some pretty cheap homes.
There is a 4 bedroom home for sale right now for $225,000

Important Note : all three areas mentioned can be accessed by the A train.

Broad Channel is a dump though. They have all sorts of water problems when it rains. Same is true with Hamilton Beach.

They said the same think about Hell's Kitchen,Harlem,Bushwick,Greenpoint and guess what?
Anybody who had/has property now are cashing in big...............

Some times it takes a pioneer to enter the wilderness and tame the land before he reaps his reward.
Are you willing to start plowing the fields?

None of the areas you mentioned are in a flood zone... They also have decent transportation overall unlike Broad Channel.

They’ve GOT TO clean that area up, but they’re waiting on Extell to raze the Pathmark location. The Salvation Army is constructing a large building on 125th & 3rd. There’s also a large development being erected right behind it on 126th between 3rd & Lex. I believe the major developers are waiting for De Blasio to get out of office so they can turn up and do whatever the hell they want. No inclusionary housing, shutting people out of affordable housing, and teaming up with PD to ethnic cleanse minority neighborhoods

Where at? Not the entire neighborhood, I'm sure of that. Broad Channel basically floods anytime there's a significant rainstorm, let alone a hurricane and the houses look like garbage. The only neighborhood down there that's worth living down there for is Neponsit, with those beautiful beachfront properties, and parts of Belle Harbor. The rest of it they can keep. Even Howard Beach... The houses are these ugly Mc Mansions or houses with the cheap siding.
