SBUX is very aggressive as far as it'e real estate operations go. They have no problem walking away from locations if the LL tries to stick it to them. They walked away from their first NYC store on Broadway & 86th, and that store was always busy. They did the same thing on 81st and 2nd, and opened another store one block south. They'll just look for another LL in the same area who's willing to make a deal.
That new store on 80th and Second is not even half size of former SB at 81st. Meanwhile an Italian place moved into that spot and is doing very well.
81st had the second floor. I don't know if that additional space made them much, if any more money. And the new one is always packed. I bet they're not netting any less than they would have if they kept 81st at what I asume what would have been a higher rent.

If Starbucks is declining in NYC then Chick-fil-A is filling the void. They keep opening new locations, they just opened a 4 story building on Fulton Street with a roof deck. Line is still out the door every day

Would say one third or more of those sitting in that SB every day are "regulars" who sit there and mooch off free WiFi, AC and otherwise have turned the place into their home away from home.
In particular there is a group of local seniors and homeless who are there nearly seven days per.
That's pretty much every SBUX I've ever been in. The mothership in Seattle must have done the math on them and like the results, because they seem happy to accommodate them. In the mean time there's usually a horde of people taking there coffee type liquid to go.
And while SBUX has always had significant competition at different levels, i, seeing a new crop of coffee shop chains trying reeeeeaaaaaalllllyyyy hard to be as hip as possible.

I make very good coffee (self-blended) and I have a fast Wi-Fi connection so I have no use for SBUX. I have gone only once to a Starbucks in my entire life, dragged by friends.

Yes, but then your sitting in your apartment drinking coffee alone (if your single.) I think in a city full of very small apartments, people use SBUX (and it's competitors) as an excuse to get out.
Also, from a work standpoint, it's a place to get coffee better than your employer supplies, and get out of the office for a few minutes.
