Looking for some insight to what it would generally cost to demolish a small, single-family frame house in Queens and build a larger, three-family brick home in its place. Ballpark.
I was told it's somewhere around $50K for demo and then $150K per floor, but I was recently told it's closer to $350K per floor.
Any insight is appreciated. Thanks in advance.
350/floor is crazy, you'd have to be hiring the most expensive contractors
basic rule is the more you do yourself (including hiring day labor), the lower the cost.
Aside from zoning restrictions to the type or footprint you are building. You are likely looking at around a million if you include all the filings and building to the current codes.
A designer will prob cost 100-150, demo 50-150k depending on whether any material is hazardous, 650k-1M for construction.

Yeah big house is great, you have money - yes, but if you have the big chrome bars you are a total loser. Anyone with any sort of real status in the United States laughs at how stupid those houses look with the chrome railing.
like those mcmansion owners really care what those losers think of them.

Show me new construction for a brand new building that sells for less than 500k in NYC. You don't have to use Union labor in the city, but even non-union rates are not that cheap, and material as of right now with the tariffs in place is gone up.

Sure a new house would sell for $500k and up but a lot of that is the value of the land. Existing houses on my block in Queens sell for around $650k. The McMansions that are on my block go for about $850k.
