I don’t think anything is a given.

I also know that most of the co-ops are older where people have lived there for God knows how long, and now are selling and likely leaving NYC entirely, so the place cannot be left as is. I HATE dated apartments.

$35k for a new kitchen and a "refreshed" bathroom... I would think $40k could get both, but then again that depends on the labor. What exactly does "refreshed" mean? That's another thing I have to consider. Did the co-op want you to use contractors they approved of, or were you able to select who you wanted?

Regarding the terrace, as that considered a "common area" or what and what sort of changes are allowed?
Most coops do have something about flooring. The one I had also said "80% rug" but most of us just had area rugs. Honestly I don't think they do much unless people are complaining. Perhaps the person who lives under the OP is just a BIG complainer and doesn't realize that you will always hear the people above you in most buildings unless you're on the top floor.

Most coops just want someone who is licensed and insured. They are usually open to renovations because it benefits everyone.

I have a great contractor! He is now currently doing a project on my mother's house, and will be moving on to another friend's house after that. When I'm ready for Phase 2 on my place, I have zero question about who will be doing it.

If you go by the adage that the biggest compliment you can give a service provider is to refer potential new clients to them....then I guess I've paid him a very high compliment indeed.

If you meant share the info....PM me

Shes been complaining for years. There was this one time where she complained that my ac was leaking and it was hiting her window sill. I had my nephew and niece come over this one Sunday and she came upstairs saying we were making too much noise. ( this was all done before 5pm)
The one that cracked me up was this one time where i wanted to shred some documents. I have this shredder that has wheels, i roll it over maybe 5 feet. 2 minutes later, i hear a knock on my door and it was her.
Like at this point im just going out of my mind. Family and friends are afraid to come over because of her.
I feel like im being harrassed. Shes also on the board so who knows what she could be saying to them.
i have meeting with them next month so im gonna write up all the **** i had to deal with her over the years.

Good afternoon! It should not be your problem. Who is the owner of the building? Try to find an official certificated about a permissible noise level and check the compliance of the building to that standards. It is connected to the building structure. If the owner rents out the area for anything he has to make sure it is allowed to do any kind of work there. I faced a similar issue, but in the house, I live. We have a two-store building and the floor is too thin. I have ordered beautiful contemporary rugs from DorisLeslieBlau, one of the oldest New York galleries and they are great for the purpose. Moreover, they look so authentic and bring a special atmosphere to my house. Soon we are going to move to our new house, and I think about buying some modern rug there again. And it's not a solution only for antique lovers with a big buck, you can get something cheaper, I guess, it will do the job as well.

So back in July I received a letter from management that my downstairs neighbor filed a complaint against me for making too much noise. I covered 80 % of the apt with area rugs so the inspection passed. Last week, she filed another complaint about the noise so they came to inspect the apartment again. It turns out i have a squeaky floors or whatever. I live in a prewar building so this building is pretty old.One of these days, they are gonna send a floor specialist to look at it and see what can be done. My question is whos responsible for making those type of repairs.
Thanks

she's complaining about squeaky floors today. you'll waste thousands of dollars fixing that- and she'll find something else to complain about tomorrow. vibrating pipes, your alarm goes off too early in the morning, dishwasher, you having the nerve to walk in your apartment and have guests. i'd completely ignore her and the letters and live your life. if the coop wants to use reserves to pay for new floors in your unit- let them. i wouldn't chip in a dime.

too many yentas in those pre-war buildings that have nothing better to do but sit home and complain all day over nonsense. that's why I got out of forest hills.

And I'd point a subwoofer at the floor and play low frequency noises randomly after 10pm.

Totally forgot about this post. Im still dealing with her ( she's on the board) They threatened to fine me 500 dollars back in April unless I stop this noise.
I went ahead and hired a lawyer, he wrote to management demanding to stop these accusations. A month later, the board got their own layer and they said that I had 30 days to cure this situation with the noise or they were gonna cancel my proprietary lease and sell my shares. The board is suggesting mediation between the parties. Because of covid, its been hard to set up a meeting so we can all sit down and discuss this situation.
I went ahead and got me one of those cameras that records where there's motion in the apartment. I just gotta remember to switch the memory card every 2-3 months
After all of this is over, im just gonna sell the apartment. Im afraid she's never gonna stop complaining. Just the other day, my partner and I were just hanging out in the living room. She was wrapping the presents and I was just walking around going from the kitchen to the living room and she starts banging on the ceiling.
Thankfully, my camera caught all of that.
Same thing on Xmas eve. I had people over with their kids. And she was banging on the ceiling.
Like i can't have people over? whats gonna happen the day I have kids, im supposed to keep them in a cage?

She's on the Board? Sell the apartment. It will be their loss anyway. Reeks of incompetence. Unless a deaf person buys or the person who does buy does a renovation, she will always complain.
