I'm considering adding a rear dormer to my Cape style house in Northern Queens. Anyone do this recently and have a rough estimate of costs? It would be an addition of 8 feet wide and 26-28ish feet long. I'm wondering if it is worth doing.


I know I would need to get an architect. Also curious if anyone recommends anyone.

Look at spending $10k -$15000 just for architect plans, DOBs and permits. Construction and maybe electrical?

Another $4000 to $6000 for the actual dormer.

Or if your building doesn't have a CO put one in and pray u finish it before someone calls the city and u get a stop work order.

Be careful, it looks like you may have to add a solar panel to the dormer - -

I have never SEEN a 28 foor long dormer.
What will you use it for, bowling?

How long were the ones you’ve seen? What we call a dormer in Queens is where a home’s roof is raised on one or both sides to add rooms. A 28 foot dormer is not at all unusual as it would go from the front of the home to the back.

Essenzza, I'd ask around your own neighborhood. That's better to throwing your question into the void of a random forum for ridicule and cheap laughs by other random nobodies. Go take a walk and look around for roofs that look like they've had the work in question done recently. Make sure you aren't in an area governed by covenants or anything like. dfc99 posted a helpful link, but rather than read what the (slightly biased) article says about the new regulations, read the regulations themselves:

There appear to be a number of exceptions that preclude you're doing what the other poster thinks you might have to. Also, check the 'similar threads' section at the bottom of this page! There's 3 threads for the same question but out on LI.

It’s called a “shed dormer” as opposed to a “dog house” dormer . I think you are thinking dog house dormer, which are much better looking.
