Property taxes will be that of a two family.
It will be cheaper than purchasing a 2 family.
You will be able to have mother in law live in
the separate apartment " without " mortgage issue.
You can convert it back to a legal two family down the road.
It’s either a 1 family or 2 family house, based on the Certificate of Occupancy.
Even if it’s a legal 2 family being used as a single family now, the fact that it’s a 2 family (again, based on the CoO) will drive up its price.

Opinion:
The CO is the most important piece of information but it makes no guarantees.

Opinion:
Remember..... There are no such thing as mother daughter homes on paper
Says the folks living in basement apartments for the last 20 years.
They don't exist either.

I think it's extremely difficult to have a street light or a tree removed. Never heard of it being done except in cases of new home construction where the tree/light is in the center of the new driveway. What's the situation?

Found this for streetlight removal - https://portal.311.nyc.gov/article/?kanumber=KA-02491

Opinion:
I had complained of 2 trees in front of my house.
City inspects complain of branches hitting house
during windy season and storms. Denied.

Branch is pruned ranch after window pane cracks
to safeguard my family, my home and public.

City inspects complaint of beetles killing my other
tree.Place yellow/red markers. Come back a year later
and cut my tree down leaving a one foot high stump.

City inspects complaint of one foot high stump. Denied.

Complain of stump being a tripping hazard.
Immediate response. Stump is removed.

It is a slow and agonizing process but it is possible to
get some if not all results when dealing with the city
if you document it as a concerned citizen pointing out a hazard to the public.
