I don't know about "avoid", but when I was living around there my preference was East of 40th Street and within two blocks of Queens Blvd and the 7-train.

Yea, it's a pretty decent neighborhood and you get pretty decent housing for the price. I think a potential drawback for Maspeth is that it may be less convenient for people who commute outside of the neighborhood and don't have a car as most of the neighborhood isn't within easy walking distance of a rapid transit line. It would seem like putting in a Select Bus Service route through there on Grand and/or 69th St would make sense.

Yes, but there are other bus lines that take's one to the train line.
