Looking to purchase co-op apt in Rego Park Park City Estate/3&4. Just wondering how are the buildings neighborhood. What are pros and cons? Any feedback would be appreciated.

My wife and I looked to buy here right before the pandemic.

We ultimately passed to pursue the affordable housing lottery and ended up getting a great apartment in November 2020.

From my perspective:

Pros
Safe neighborhood
Decent public school options
Short walking distance to shopping/groceries/restaurants
Train station is within 10 min walk
Adjacent to the LIE (could be a con too)

Cons
People felt kinda insular
Neighborhood had a drab/dreary feeling
I don't own a car but traffic/parking seemed like it could be an issue

Street parking in the neighborhood isn't easy especially with alternate side parking twice weekly.

I grew up a block away. Area changed a lot since then, different demographic.
R train is close, lots of shopping areas which is bad and good. By Christmas time it gets very very hectic and lots of traffic around with people going to the mall and all. Also you are right next to 495 which is good and bad. Parking is pretty bad, plan to have a garage.
