Hello, my wife and I have been trying to find a buyers agent in nepa (Scranton, Dickson city up to New Milford) and so far are out of luck. We have had contact with one who only works in the Poconos and we haven't heard back from another buyers agent we contacted. So can anyone here recommend a buyers agent for us?

What we did when we were planning to move to NEPA was search all the listings on realtor.com and make a list. You can then call one of the agencies that seem to have many of the listings in your preferred area.
I called one, and he said he would show me all the properties I was interested in, regardless of whether it was his listing or not. The way it works is that if the listing agent sells it directly, they get the full commission (usually 6%), but if someone comes in with a buyer's agent, the buyer's agent gets half. So that's enough incentive for many realtors to agree to be a buyer's agent, if they want to drive around the areas you tell them, and if they feel you are a legit enough prospective buyer to invest their time in. The gentleman I had took me around, as well as commented on various conditions of each property (like the roof, electrical, and neighborhood), then he set up the contract as well as the lawyer for us. We were crazy picky and didn't know the area at all. We made our agent drive us all over and look for a particular type of house. Then we were never happy with anything. Our agent never got frustrated with us, and kept sorting through properties trying to find us what we wanted. We did find our dream house Mod cut - Realtor recommendations are not allowed.
