Hi:

Will be moving to the Stafford area and am looking for recommendations regarding subdivisions (or ones to avoid) in and around Garirsonville Rd, Courthouse Rd. Any opinions about Vista Woods?

Looking for reasonable housing (around $300k) is this possible in that area?

It's possible, but you are going to find more closer to 400K.

On the Move - Give us an idea of your family situation. Are schools important and if so, what age group do you need - elementary, middle or high? Do you want a pool community? Are you set on that area or a little flexible? Where will work be taking you? That might help us give more detailed information for you.

Vista Woods is a good place to live. I know many people who live there.

Vista Woods also has a bunch of houses for sale. If you'll go up into the
$400's there are the bigger of the vista woods houses.. 4-5 Bedroom. 3-4 or more baths.
how many are in your family?
I also know two people selling houses there. one in the $300's and one in the $400's.

I noticed that Vista Woods had a number of homes for sale. Should I be worried about this?

We are looking for a 3 to 4 bdrm home with at least 2.5 baths. A community pool would be great. Our kids are in elementary school. We are looking at the Stafford Campus of Fredericksburg Christian School. I understand garrisonville public school is also good.

We are definitely flexible in terms of areas. We just want to make sure we are in a good neighborhood.

No you shouldn't be worried about that. There are lots of houses for sale all over the county.
Vista Woods doesn't have a comunity pool, although I know some of the houses have pools of thier own.

I do know of one house that has 4 bedrooms and 2.5 baths. No pool though.
Then one is 5 bedrooms and 3.5 baths with pool and an inlaw suit(one bedroom and one bathroom) that's rentable.

There are lots of good neighborhoods in Stafford.

On the move...if you're buying single family, consider a 4BR. A 3BR SFH in this area is a tough sell (incase you don't plan to live in it for a long time).
