Hello,

We are moving from out of state and looking to purchase a SFH in Fairfax County/Alexandria area. One spouse working at Ft. Belvoir, other working in DC. Price maybe around $700k or so...

Metro access is important (we are a one car family, at least for now), so:

1) What SFH areas have easy walking (preferred)/biking/quick bus ride location to a Metro station?
2) What Metro stations actually have enough parking as long as you get there by 8/8:30AM or so? Is there any sort of guaranteed spot parking pass program or something?

West Falls Church Metro has an overflow parking (VT/UVA parking) which never seem to be filled. (Although, the main parking is filled by 8.30 - 9.00 AM usually). I heard that Vienna Metro is filled by 8.00 AM and there is no other options to park -- you maybe able to find parking nearby but you will have to talk 15 minutes.

You can always just take a bus to Metro - quick, convenient, reliable and less wear and tear on your car. (I can walk to a bus stop, take either DASH or MetroBus and be at King St. Metro in 15 mins.)

You can request a reserved spot at metro stations, it costs about $65 dollars a month. This doesn't include the daily parking fee. Metro - Rail - Parking

You can probably get parking at Springfield metro. They also have an overflow lot at Springfield Mall. If you have one spouse working in DC and the other at Fort Belvoir, I would recommend the Kingstowne neighborhood. It isn't exactly walking distance to Springfield metro but it is a short hop in the car. I am not sure about the bus schedule.

Yes, you can get a reserved spot pass at Franconia-Springfield, which is the end of the Blue Line. (Not a specific spot reserved, but a section of spots set aside. After a certain time, 10:00 or 10:30, I think, the remaining spots open up to the public.) This is also close to Fort Belvoir. Check zip code 22315 at homesdatabase.com, realtor.com, or militarybyowner.com. You can find some beautiful single-family houses there for your price.

Kingstowne is served by bus lines that run to and from the metro station. My neighbor actually rides his bike. And it is very easy to do the drop off at the metro and then drive onto Belvoir, easy to do within 15-20 minutes. Depending of course what time you are trying to get thru the gates. $700 will get you a SFH in Kingstowne and definitly one in Island Creek.

If you have kids, you may want to consider areas zoning to West Springfield HS and its feeders; the schools there have better test scores and fewer free/reduced price lunch students. OTOH, if your kid is a certified go-getter, he/she will do fine in any of the Fairfax County schools. But Lee/Edison (and feeders) may be a bit tougher for a kid who's average but not otherwise at risk.

Ignore this if you don't have kids.

Otherwise, PP's have given great advice.
