Hey all,
Looking into moving to Norther VA area. Found this place at Cinnamon CT Alexandria. The current real estate agent who showed me this house ( we dont have any buyers broker agreement yet. It was only a 2nd visit with him) said we dont have much wiggle room with the pricing of this. I was looking at the property at Zilow.com, and they estimated about $30k less which falls within my price range. Now I know this estimate isn't 100% accurate but doing some online research, it seems like housing prices around the area about $30-$40k cheaper than asking price of the house. They are asking for $470k. I am coming from PA so I am really not familiar with the area. Wanted to get your opinion on this? Thank you all in advance!

Not sure what your exact question is, but here are my thoughts. The agent is probably thinking there is little wiggle room because it was originally listed for $15K more, and they just dropped the price (after less than a month on the market). It's likely a very agressive price for the area. (A similar house on the same street sold for $524K last July).

But, that being said, offer whatever you think is fair. They might accept it, might not. Might counter-offer, might not. You can always submit a second offer for more money, if you choose.
