DH and I would like to think about buying a townhouse. Our budget tops off at $325k. Is this going to get us anywhere decent in Fairfax County? We have an (almost) 3 year old son and 6 month old daughter. My husband commutes to Arlington, VA (George Mason Dr) and we currently rent a 3 bedroom 3 bathroom 3 level townhouse in the Fairoaks/Fairlakes area.. (Franklin Glen.) He's been making the drive for over a year and doesn't mind the commute.

We need 3 bedrooms, a basement, and a main level w/o carpet. A decent kitchen is essential.

Are we over-reaching?

We pay $2100 a month in rent alone.

lorton or burke, if the commute would work for your husband.

would take $330-340 to get into springfield typically
fairfax in the $360s starting out for 3bed 3 level TH

We would be more than happy in Burke. That'd be great.. I didn't realize Burke was within our reach ($). It's so family-friendly and a decent location.

You can afford a small, older townhome in southwest Fairfax or Burke (you might have to stretch your budget just a bit or bargain someone down - most of them go for closer to 350). But the area is nice and the schools are good.

In your price range, you will probably have to be very flexible on these requirements. If you are, there are definitely some townhomes in the 22153 zip code of Springfield that would be in your price range. They will likely be small, older, and without a lot of updates, but I just did a quick search and saw several townhomes either for sale or with sales pending that are under $325k.

per MLS, 3 total homes in 22153 under 325,000 with 3+ bed. two are 2 level only, so scratch the basement. the third is on Parkdale (but only has 1 full bath).. might be a problem. no hardwood/tile main lvl either, but as previously mentioned, some of the requirements might need to be eased up a bit

nothing in 22152 that fits either unfortunately

The Timbers - the older, contemporary style townhouses in that development, off of Hillside Dr in Springfield, VA - 22152 zip
Shannon Station - off o Rolling Rd - may be at the high end of your budget
