Anyone live in this community? Do you like it? I'm thinking of going to visit this weekend. We are looking for homes in the Leesburg/Ashburn area and these new homes are pretty affordable, which makes me wonder why. It is a NV Homes community. I have 2 children under 3, does the community have amenities like tot lots? I appreciate any information. Thank you.

Hello! I don't know about this community in particular (I'd imagine Samara, Normie, or another member who lives nearer to Ashburn/Leesburg could help), but to address this part of your question you'll find that single-family-homes will be much more affordable the further away from the influence of DC you go. Some people---maniacs in my mind---DO make the lengthy commute from Leesburg (or even WV and PA now) into DC on a daily basis, but most of the newer construction activity out there is being fueled by people who work in the Dulles Tech Corridor (Herndon/Reston), or to a lesser extent the Tyson's Corner section of McLean. I'm 22 and earn a $42,000 salary. I wanted to live on my own, so I had to come all the way out here to Reston in order to find an affordable and reputable 1-BR unit.

You'll learn in Metro DC that a low housing price usually equates to a hellish commute. We have the second-worst traffic in the nation.

Here is the HOA management company's page for Courtland Rural Village. The 'welcome packet' seems to have the covenants and guidelines in it. You can see if the HOA is to your liking or not.

Courtland Rural Village has its own wastewater treatment plant. Here is more information (http://www.lcsa.org/about/servicearea/courtland.cfm - broken link) about that from Loudoun Water. Courtland Rural Village is also within a mile of the county landfill.

My wife and I are looking at this community as well. No tot lots but does have a pool. Did not know about the landfill? That stinks! Literally. I do know they have a park that opens on the weekends...think it is the tree preserve. Trying to find out more information myself. The prices do seem very low....wondering why so low.

I was wondering the same thing about the prices! Have you gone to the community? I haven't seen it, I just researched it online and the person I talked to told me they were down to the last 5 lots. I'm picky so I have to see these leftover lots, wonder why no one picked them...

Yes, we went out to see the community and seriously thought about buying one of the homes. However, I researched the area and found out that there are plans to significantly expand the landfill nearby and make it closer to the community. The landfill doesn't seem to have any impact on the community, but the expanded version may.

"Last five lots" means in that particular section. There are still plans for 77 more homes in Courtland. 277 total). The landfill issue is troubling. The development is pretty as it is, and not impacted by the current landfill "cells"... but if you call the county landfill and ask what the eventual plans for expansion are, you have to deal with a lot of prevaricating. The bottom line is, the county owns the nature preserve and the landfill. If the landfill needs to be expanded, read between the lines.

More and more companies are allowing workers to telecommute, at least for several days a week. I work for a contractor that has offices throughout the metro and more and more workers are given the option of working from home on days when they feel they don't have to go into the office. Virtually everyone given that opportunity jumps on it. And, I think this is a real growing trend that will help alleviate the gnarled traffic and allow more people to move out away from the congested urban areas. I would not mind living out in Round Hill, Lovettsville, or even Berryville etc. and driving to Tyson's two days per week.

My husband and I ended up living in Courtland. This community's HOA is impressive, this past storm we had made them easy for us, prompt in plowing day and night, very attentive and just great, not to mention, the monthly is very affordable with the job well done. we loved our new home, we had no idea about the community, we saw it, checked out and decided to be part of it, so far so good. so many ways to go around ashburn, sterling Chantilly, reston Herndon, ....and towards east to the city ) It is really nice to live in a place that aren't too crowded, so peaceful, love seeing some greens/trees/and few cows, horses from Mansions living in different areas in leesburg when driving in and out (no horses in courtland) though and I like the air/water here. (Ive been living in the city all my life so I can tell the difference). Best decision we ever made We both work in Chantilly (25-30 minutes commute).

Mkrba...I am so glad you replied to this post. I am in the process of checking out a lot available on this community.. I have had some concerns that are high on my list.
One is the cost of the water bills since it is a communal water system and I hear it is more expensive than leaving in other areas. Do you know how much more expensive it is?
The community seats about 1 mile away from the Loudoun County Landfill. Do you have any concerns with leaving so close to it?
Have you heard of anyone complaining about odors or water issues?
The community has their own wastewater treatment plant. The plot that I am interested in is close to it. Have there been any complaints regarding odors coming from it?
