Hello,

Currently, I live with my aunt and uncle in a 4 bedroom, 2 full-bath, 2 half-bath, house in Lorton.

They are thinking about downsizing to a condo, or a smaller single-family home.

Their search criteria are as follows:

- $300,000 - $450,000
- 2+ Bedrooms
- 2+ Bathrooms
- min 1800 sq ft.
- relatively close to Arlington/DC
- ONE-LEVEL

That last one is very important to them!

They were looking at the Villas at East Gate in Loudoun County, but those sold out before they could go and visit them. Those would have been perfect!

Does anyone have any recommendations as to where they should look?

Could the single level be in a multi level structure with an elevator? Its not common to find a lot of one level apartments that close to the city.

true- but how common are 1800+ SF condos in that price range?

Yes, the single level can be in a multilevel level structure with an elevator.

They went and saw a few condos like that out in Woodbridge, that they really like.

The only thing is they would need to move in right away and they can't rent out those condos for two years before moving in, which is what they'd prefer to do.

Not uncommon. Depends also on the COA fees. There are a few but their COAs are usually higher and not as new as the newest high rises.

I mean it won't be in downtown Arlington R-B corridor, but thats pretty close in and hits all the asks.

For a bit more, and slightly smaller, they could also get a place near metro in Tysons at Rotonda

I would say relatively close would be like half an hour to an hour within Arlington/DC.

If they were to find something they like, they could be willing to extend their max price to $500,000.

Oh, well that changes alot. The problem you will run into there is not a ton of 4+ story condos in the burbs, generally they max out at garden style specifically to avoid the requirement for elevators. Perhaps there are some new ones out there Im not aware of though.
