Great, thanks! I think I've made up my mind to stay with this area. While Herndon may be a nice place to live, Alexandria seems to have more of what I'm looking for. I don't seem to have a problem finding jobs, so there's no reason to look outside of the general area ("center" that I keep bringing up, haha) to get a good salary. Now to see if I qualify for a large enough loan to actually consider moving there...

By the way - I don't have a buyer's agent yet because I wanted to do my own research and figure out what I wanted first. I don't want to feel pressured to buy if waiting is the better choice. I'm trying to make a level-headed decision and not react emotionally.

Is it typical for the seller to pay closing costs? I had to pay my buyer's closing costs - albeit I limited the amount. Is there an extra amount I should be factoring into the listings I'm seeing on Zillow?

IMO, too many variables to easily say.. Final agreed upon sales price of property vs list price, time on market, seller's urgency (or lack thereof) to sell, your urgency to buy, existence of other offers.. all of these things would come into play with whether you could negotiate for a portion or all of your closing costs to be paid.

The total amount of your closing costs is going to vary, depending on the property itself (county tax rate etc), lender you decide to work with, time of the year (and day of the month) that you go to settlement, settlement company fees.. Safe bet is 2.5-3% of final sales price.

I'll just say we went in refusing to pay closing costs when we sold our last Nova house. At the end of the day we met our buyer halfway with a higher than listing price but we paid closing costs so it was a wash. Does that make sense? Talk to your agent, it's really (as I'm sure you learned when selling your own) up to the direction the wind blows that day. Good luck!
