Need some help finding an area in NoVa (if it exists) that's within a 45 minute commute to Rosslyn that offers 3000+ sq ft homes built within the last 20 years and between the $400k-$550k range . We don't mind bussing or train as part of the commute. Thanks for your help!

During rush hour, 45 minutes doesn't get you very far from Rosslyn. You could take the Metro to the end of the line in Vienna, but unless you lived within walking distance of the Metro station, the bus/car time from there might put you over the 45 minute limit. That's the first hurdle.

The second hurdle is that most of the neighborhoods within the 45 minute zone were built up before 1980. The housing stock built since that time is mostly upscale infill developments (way over $500K for a SFH 3000+ sq ft house) or townhomes.

Indeed, you would have a hard time finding ANY single-family home under $550K within that commuting distance, and none of them would be even close to 3000 square feet.

There are actually quite a few single-family homes under $550k that are 45 minutes or less to Rosslyn. I'm thinking places like South Arlington, West End Alexandria, right around Springfield Metro, and the eastern and/or northern portions of Annandale.

But I agree with the rest of your post: 3000 sq. ft. SFH, last 20 years, and under 550k, in those locales? Not gonna happen.

You'll have to compromise on at least one of those variables. For example, if you're flexible on your commute, you'd have plenty of larger newer homes to choose from in Loudoun and Prince William Counties. You would be joining the many other commuters who decide that an hour-plus commute is worth the type of home that they seek.

I read about the Dulles North Transit Center and according to their schedule, one can get from Dulles to Rosslyn in 40 minutes at 7:20 am. Is that really possible? Does this transit system really keep to its schedule and how so?...Dulles Toll Rd to 66 HOV? Thanks for the replies thus far.

I can't speak for that particular route, but in my experience it's not uncommon for bus schedules to underestimate the amount of time it takes to travel during rush hour. I would guess that even on 66, you may not necessarily be flying through the HOV lane.

I don't know which bus you'd be taking, but along the Dulles toll road, the buses use the "airport traffic only" section, no matter which direction they are traveling. Traffic on this section is never backed up, so this bus has a better chance than most of keeping its schedule.

Keep in mind that even if you have a fast bus that takes you to Rosslyn in 40 minutes of driving, you'll need to allow time to get to the bus at the start, time to load yourself on the bus, and time to walk to your office on the other end. The whole process will probably take an hour. Which is a totally average commute for the area, but just don't think of it as a "40 minute commute."

My DH commutes to Rosslyn taking 7:05am bus from Dulles North Transit arriving at work at 7:40am. With infrequent accident he gets to the office around 8am.

BTW, we live in Countryside. It ususally takes about 15 min for him to get to the park n ride (Dulles North). Our subdivision was built mostly in the 80's and most models are between 2400-3400 sq ft with a few exceptions. Currently SFHs on the market are $440K-$500K.
