Hello -
I have a chance to buy a house near South Ave & E. Philadelphia. I don't live in Youngstown right now - so would be renting out the house til I move in the future.

I would appreciate any feedback about that area:

Is it a generally safe OK neighborhood?
Would that neighborhood attract good renters?

I need to make a decision soon, so would appreciate any info you might be able to give me.

No, I don't think that's a good neighborhood.

There are exceptions, but the south side of the city is generally not currently desirable to renters or home owners.

It's definitely not a good area. I wouldn't want to live there... But if you did chose to move there, as long as you were smart, you'd probably be ok. However, I'm not sure about finding good tenants in that neighborhood. I have my doubts...

Even in the worst Youngstown neighborhoods, it's unlikely you'd be the target of anything more than vandalism or burglary, if you weren't involved in drugs or gangs.

My aunt lives over on Cornell on the south side and is in her early 80's. She got mugged in her drive way last year.
The neighborhood has changed over the years.
The houses on E. Philadelphia have the old fashion porches that are huge. My grandfather lived on the street years ago and we loved it. Not sure if the train still runs down the street but it was lots of fun when we were kids.

Just traveled to my old haunts on E. Philadelphia this past week. Here's a fixer-upper on the 90 block.

That's a pretty ambitious project for most DIY types. But, if I were in the market, I'd consider such a project if I could buy it for $1.

I think they have houses you can buy in Warren for a dollar if you promise to live there for 5 years.
