I agree with Code_3. If you've already signed a binding contract with them, you will need a lawyer and be prepared for probably shelling out some cash - to the lawyer and buyers if they decide to fight you on it.

I had a buyer back out of a real estate purchase. All they did was tell the real estate broker they wanted to back out. Nothing I could do about it.
